WHAT WE REPAIR

Commercial HVAC And Kitchen Ventilation We Cover:

Commercial kitchens are one of the hardest environments an HVAC system can work in: heat from the line, grease laden exhaust and, on Cape Cod, salt air and coastal storms on the roof. Harris Warren installs and services rooftop package units and split systems, and repairs the exhaust and make up air systems that keep a kitchen breathing. We also work on older and legacy equipment and can help source hard to find parts.

How HVAC Repair Works

Here’s what happens from your first call until your kitchen and dining room are comfortable again.

Call or Request Online

Call 508-419-9010 or request service online. Tell us whether the problem is cooling, heating, the hood or the whole building’s airflow, and what you’re noticing: warm air, smoke in the kitchen, doors that are hard to open, water in the ceiling. Those details point the technician to the right system.

Rapid Dispatch

We send a technician who covers your town and knows kitchen HVAC. In July, a rooftop unit down in a Hyannis dining room or a make up air failure in a Falmouth kitchen gets prioritized, because a dining room at 85 degrees empties fast and a kitchen without exhaust can’t safely cook.

Diagnose & Repair

On the roof and in the kitchen, the technician checks the whole air system, not just the unit that failed: coils, refrigerant, belts, motors, burners and the balance between exhaust and make up air. Repairs are made with parts from the van when they’re stocked, and refrigerant work follows EPA Section 608 rules.

Test, Document, & Follow Up

Before sign off, the technician confirms supply air temperature, heat operation or hood capture under real cooking conditions. The work is documented for your records and backed by Harris Warren’s 90 day parts and labor guarantee. If the same problem returns within 90 days, we come back.

Highly Skilled Technicians

Harris Warren technicians train through Tech24 University and understand how kitchen equipment and building air systems affect each other, including why an exhaust hood, a make up air unit and a fryer pilot can all be the same problem.

We Stock the Most Commonly Used Parts

Vans carry the HVAC parts that fail most in commercial kitchens: belts, capacitors, contactors, fan motors, igniters, flame sensors, filters and common refrigerants, so more calls end on the first visit.

90-Day Guarantee

Every repair is backed by Harris-Warren’s 90-day guarantee on parts and labor. If the same problem returns within 90 days, we come back and fix it at no charge.

Planned Maintenance Programs

Scheduled coil cleaning, belt and filter changes, refrigerant and gas pressure checks, burner and heat exchanger inspection, and exhaust and make up air balance checks. Seasonal kitchens can book a spring startup and a fall shutdown visit.

All Fuel Types & Configurations

Natural gas, propane, electric and heat pump systems, from rooftop package units over the dining room to split systems in the ceiling, including the propane heat common in Cape towns without a gas main.

Why can't my rooftop unit keep up on humid July days?
URGENCYLIKELY CAUSES

High

Dirty or salt corroded condenser coils, a low refrigerant charge or a unit working against heat from the cooking line it was never sized for. On the Cape’s hottest, most humid days, a struggling unit falls further behind every hour. A warm, sticky dining room costs you table turns. Call before the weekend.
Why are my restaurant's doors hard to open, and why do burner pilots keep blowing out?
URGENCYLIKELY CAUSES

High

The building is under negative pressure: the exhaust is pulling out more air than the make up air unit is supplying, usually because the make up air unit has failed or its filters are clogged. Air rushes in through every gap, dragging in unconditioned air and blowing out pilots. Call to have the make up air and exhaust balance checked.
Why is my kitchen hot and smoky even with the hood running?
URGENCYLIKELY CAUSES

High

A slipping exhaust fan belt, a failing fan motor, clogged grease filters or a make up air unit that isn’t bringing in enough fresh air. The hood can’t capture smoke it can’t pull. Beyond miserable working conditions, a hood that isn’t capturing grease laden vapor is a fire risk. Check the filters and call.
Why does my dining room feel sticky even though the AC runs constantly?
URGENCYLIKELY CAUSES

Medium

An oversized unit that short cycles and never runs long enough to remove moisture, low airflow from dirty filters, or a low refrigerant charge. Cape summers bring humid air that a struggling system can’t dry out. Guests notice sticky air before they notice the temperature. Book a performance check.
Why is my exhaust fan squealing or shaking on the roof?
URGENCYLIKELY CAUSES

Medium

A worn belt, failing bearings or grease buildup throwing the fan wheel out of balance. Left alone, the fan can fail completely, and a kitchen without exhaust has to stop cooking. Call when you first hear it rather than after it stops.
Why is water dripping from my ceiling near an indoor unit?
URGENCYLIKELY CAUSES

Medium

A clogged condensate drain, often with algae that grows in warm, humid summers, a cracked drain pan or a failed condensate pump. Water in the ceiling damages tiles and finishes and can grow mold. Shut the unit off if water is actively dripping and call.
Why won't my heat come on in the fall?
URGENCYLIKELY CAUSES

Medium

A failed igniter, a dirty flame sensor, a tripped limit switch or a unit that sat unused all summer. In a building closed for the season, no heat can also mean frozen water lines. Test the heat before the first cold night, and call if it won’t light.
Why is my rooftop unit rusting or leaking after winter storms?
URGENCYLIKELY CAUSES

Medium

Nor’easters drive rain and salt spray into unit cabinets, economizers and access panels, and a clogged drain pan overflows onto the roof deck. Rust weakens panels and mounts, and leaking water can end up in your ceiling. Have rooftop units inspected every spring after storm season.

FREQUENTLY ASKED QUESTIONS

HVAC Repair FAQ

Answers to the questions we hear most about commercial HVAC and exhaust system repair. Don’t see yours? Give us a call.

Do you offer commercial HVAC services in West Yarmouth and across Cape Cod?

Yes. Harris Warren provides commercial HVAC services and repair from its West Yarmouth office across Barnstable and Plymouth Counties. That covers Hyannis, Dennis, Falmouth, Mashpee, Sandwich and Harwich Port, and across the Cape Cod Canal to Wareham and Plymouth.

We focus on commercial kitchens and the buildings around them: rooftop units and split systems for dining rooms, and the exhaust and make up air systems that keep kitchens safe to cook in.

Can I bundle HVAC service with my kitchen equipment repair?

Yes. Harris Warren services HVAC, kitchen exhaust and make up air alongside your cooking, refrigeration, ice, beverage and dish equipment, so one team and one number cover the kitchen and the air above it.

That matters because kitchen problems often cross the line. A fryer pilot that keeps going out, a hood that won’t pull smoke and a dining room that won’t cool can all trace back to air balance. One team can see the whole picture instead of each vendor blaming the other.

How often does a commercial kitchen exhaust system need cleaning and service?

NFPA 96, the fire code for commercial kitchen ventilation, sets hood and duct cleaning by cooking volume: monthly for solid fuel cooking, quarterly for high volume operations such as charbroiling or 24 hour cooking, twice a year for moderate volume and yearly for low volume.

Grease duct cleaning is done by a certified hood cleaning company. Harris Warren services the mechanical side: exhaust fans, belts, motors and make up air units. Fan and make up air checks fit naturally into the same schedule, so the system is cleaned and running properly at the same time.

Should I repair or replace an aging rooftop unit?

Repair makes sense when the unit is sound and the fault is a motor, capacitor, belt or control. Consider replacing when the compressor or heat exchanger fails on an older unit, when the cabinet and coils are badly corroded, or when it runs on R-22, which is no longer produced.

New units now use lower impact refrigerants under EPA rules, so replacement changes what you’ll pay for future service. Massachusetts businesses may also qualify for Mass Save incentives on high efficiency equipment and heat pumps. Your technician can price repair and replacement side by side.

How does coastal weather on Cape Cod affect rooftop HVAC?

Salt air corrodes condenser coils, cabinets and electrical connections faster near the water, and nor’easters drive rain and spray into units. Coastal rooftop equipment often wears out sooner than the same unit inland.

Regular coil cleaning, inspecting cabinets and drain pans after storm season, and choosing coated coils or corrosion resistant cabinets when replacing all extend equipment life. Your technician can point out which units are most exposed.

How should a seasonal restaurant handle HVAC when closing and reopening?

At closing, make sure the building stays above freezing if water lines remain, filters are changed and rooftop units are secured for winter storms. At reopening, book a startup visit to clean coils, change belts and filters, test heat and cooling, and balance exhaust and make up air.

The spring visit is the one that matters most. The first hot weekend is not when you want to learn a compressor or exhaust fan didn’t survive the winter.
